Vaucluse’s median house price sits at $9.2 million, up around 8.5% over the past year — one of the stronger growth rates in the Eastern Suburbs. Clearance rates are strong at 78%, with homes averaging 42 days on market. It’s the top end of the Eastern Suburbs market, and stock at the very peak can take longer to move regardless of conditions elsewhere in the suburb. It’s one of the thinnest markets in the Eastern Suburbs — only 23 houses sold in the past 12 months — so single sales can swing the median more than in bigger markets. With 239 house sales in the past 12 months, it’s also the most active market by volume, and a 74% clearance rate with homes averaging 37 days on market points to a genuine seller’s market right now.
