Why I Recommend It

Perryn’s take

Vacancy is around half a per cent and house rents have climbed steadily for three years, from about $693 a week in October 2023 to about $851 today (SQM Research, October 2026). Demand here is broad, not a spike.

The typical house yield in the suburb is around 3.9% (SQM Research, October 2026). A dual-key changes that picture: two leases, two rents, and income that keeps coming if one side is between tenants. In a suburb this tight, that structure makes sense to me.

What I’m flagging: Upper Coomera sits in a busy growth corridor. Homes listed for sale in the postcode rose from about 402 to 632 over the year to September 2026 (SQM Research). Some of that is spring, some is new stock. The suburb has also had a strong decade, so this is a buy for income and steady growth, not a quick lift. I’m watching nearby supply closely. Before you commit, ask your broker how their lenders assess a dual-key home.
