It cleared my 14-point suburb scorecard with a WATCH: strong yield, tight vacancy, and growth that’s still under my 50% three-year ceiling, meaning inner Sydney hasn’t fully priced this pocket in yet. The one flag — a softer auction clearance rate across the suburb — isn’t a reason to avoid it, but it is useful context on how much room buyers currently have.
