Why I Recommend It

Perryn’s take

Vacancy is around 1%, rents are still climbing, and the tenant base is anchored by health and education — jobs that don’t disappear in a downturn. For me, that direction of travel matters more than a headline yield.

These are larger apartments with liveable floor plans. That’s the product owner-occupiers and long-stay tenants want, and it’s the stock that holds up best when supply lands.

What I’m flagging: Southport isn’t a secret. Unit prices have moved around 15% a year for three years, so this is a buy on fundamentals, not on catching the early run. Vacancy has also crept up from a low of 0.6% in January — a sign new supply is arriving. I’m checking the pipeline around this site before I recommend it to any client.
