Most suburbs I flag to my list haven’t had their run yet — that’s usually the point of the framework. Joyner is different: it’s already grown hard, and I still cleared it, because the fundamentals underneath the growth are genuine rather than speculative. Tight vacancy, rising rents, and household incomes well above the state average all point to real, ongoing demand — not a suburb riding a single announcement. I’m also telling you what I’m watching: three-year growth sitting close to my ceiling, and a council structure plan for future development nearby. Neither is a dealbreaker. Both are worth knowing before you commit, not after.
